Housing Conveyance Guidelines
1 Prior to exchange of contracts.
1.1Check with the vendor that a Build-Zone Initial Certificate has been issued in the Vendors name for the specific plot named in the contract of sale.
1.2If the vendor is not named on the Build-Zone limited certificate please contact Build-Zone’s customer service team on 0845 230 9874 to check that the necessary arrangements have been made.
1.3Check that the contract of sale carries provision for a 10 year Structural Warranty.
1.4Immediately prior to exchange of contracts ensure that a Certificate of Approval has been issued for the specific plot named in the Contract of Sale. This will be documented by the issue of a Build- Zone Cover note.
1.5Build-Zone complies with the CML initiative and therefore most mortgage lenders will not release funds for the purchase of a new home until this document has been issued.
2Post Exchange of Contracts
2.1Ensure you receive the Build-Zone housing warranty pack from the vendor.
2.2The pack contains a Final Certificate Notification Form, which should be completed and returned to Build-Zone. It is important to provide the full address and postcode details and return the form promptly to Build-Zone. Until it is received, the client will only have the benefit of the cover provided at 4.1 in the policy document (cover prior to completion)
2.3Following receipt of the Final Certificate Notification Form, Build-Zone will issue a Final Certificate and where applicable issue a Completion Certificate where an Approved Inspector has certified Building Control.
2.4The original Final Certificate of Insurance should be copied for your own records and that of any mortgage provider prior to being sent directly to the client.
3Housing Associations and Shared Equity Schemes
3.1Documentation is issued in the same way as the Housing Conveyance Guidelines.
4Assignment
4.1The cover provided under the Build-Zone Housing Warranty is automatically assignable to subsequent owners, their successor in title or any mortgagee or lessor.
