Completed Housing

The Build-Zone Completed Housing Structural Warranty has been designed to provide cover to those with a financial interest in a property that was originally built or converted without the benefit of a warranty.

Here are some typical examples :
• Where a developer or builder was not registered with any recognised warranty provider at the time of construction.
• An Architect's Certificate was unavailable upon completion.
• A change to personal or business circumstances.
• There is a new lender requirement for a warranty.

Features of our Structural Warranty
• No membership fees
• Can be arranged by either the vendor or purchaser of the property.
• Is available for 10 years from the date of completion.
• Fast turnaround from survey to inception of cover.
• The policy is fully assignable and automatically provides cover for "successor in title".
• Is recognised by most lenders.
• Dedicated and independent claims adjusters.

Procedure
Call the Build-Zone team on 0845 230 9873.

The quotation will be issued in two parts:
1) The survey fee
2) The anticipated premium

Immediately on receipt of the survey fee Build-Zone will appoint a suitably qualified surveyor who will make contact with you within 3 working days to arrange the Completed Housing Survey.

The survey will take into account the professionals involved in the project and checks any certification as well as assessing the design and physical condition of the building in terms of structural integrity. If the survey picks up on any problems these will be communicated with a view to specified remedial works being carried out and confirmed as such prior to cover being granted.

Subject to the Build-Zone survey being acceptable, the client then pays the premium. No cover is granted until this premium has been paid in full.

A Certificate of Insurance is issued for 10 years from the date of completion.

This is normally the date the Local Authority Building Control or architect signs off the Completion Certificate. Cover is provided for the balance of the normal policy term.
