Technical Audits
If you have already made your building regulation application to the local authority then you will need to request a Warranty without building control. We then arrange for a programme of technical audits to be made during the project alongside the Local Authority Building Control Inspector. You will need to allow us a minimum five days notice.

Technical Audits & Approved Inspectors
This is the stringent inspection service provided by Approved Inspectors. An Approved Inspector is a company or individual who has demonstrated their ability to be approved by the government in the provision of Building Control Services in the private sector. As such they are highly qualified and possess the experience necessary to satisfactorily audit housing units.
Every single housing unit insured under the scheme will have had to pass both the design and physical construction checks and inspections outlined below:-

Typically the technical audit process will include the following checks:

Plan Check
To ensure the design meets the relevant requirements, a full set of plans are checked by a technical auditor.

Foundations
Ground conditions vary and the auditor needs to physically check site conditions at the point of excavation to ensure the designed foundations are still suitable for the actual ground conditions exposed.

Oversite
This is the point at which the property gets "out of the ground". Checking the DPM/DPC is crucial to the weatherproofing of the housing unit.

Cavities/Structure
The main structure of the housing unit is checked to ensure workmanship is of a good standard and the property is being built as designed, ensuring structural stability for the future.

Roof/Completion
This stage sees the auditor checking the roof structure and external envelope along with the overall finish of the property. Once final satisfactory completion has been gained, the auditor will issuing a Certificate of Approval.
