Mezzanine funding is designed to increase a developer’s rate of return by filling the funding gap between the developer’s contribution and the senior lender. This means that the developer is able to put in a reduced amount of equity whilst also increasing their return on capital. It also allows for the developer to invest funds into new sites.

Case Study 1

Our client had a garden plot (split off from a property he owned) with planning permission for 3 detached homes.  With no personal experience in developing, the client brought in a builder on a fixed price contract.  He needed to borrow 100% of his build costs in stage payments.  We were able to support this new developer and arranged funds within his required 8 week timescale.

Case Study 2

Our client had a custom build site in Wales and required help to secure the necessary funding for the development infrastructure. Because the site was in Wales, it wasn’t eligible for HCA funding.

BuildStore completed a £500,000 loan to support the launch of this site by creating serviced plots with the infrastructure completed. The lending was also there to assist on funding a number of professional fees.

​The loan will be repaid on the sale of the plots.

Case Study 3

Our client wanted to convert an old police station with DPP into 4 houses. He had a good level of cash to go into the purchase but needed funds to help with the purchase and building work.

We arranged a regulated bridge due to finance being secured on his home but were able to offer a lover rate than standard development finance.
